How much does a roof repair cost?

Most roof repairs cost $395 to $1,967, with an average of $1,173, according to HomeAdvisor's survey of its customers. Fixr puts the usual range at $400 to $1,900 and the average at $1,150. Small fixes such as a vent or a few shingles can come in at a few hundred dollars, while structural work such as a sagging roof or damaged trusses can run into the thousands. What you pay depends mostly on what failed, how much of the roof it affects and what the roof is made of.

HomeAdvisor and Fixr land within about $25 of each other on the average. This Old House reports a much lower average from its own analysis of estimates across the country, but its ranges by severity reach as high as the others. Read all three the same way: the average repair is a job of a few hundred to about two thousand dollars, and the tail on the high side is long.

The price of a repair follows the part of the roof that failed. Where the cost guides disagree, both figures are shown.

A few notes on reading the table:

  • Shingles are the cheapest repair when the damage is small. HomeAdvisor says replacing broken shingles may cost as little as $150.
  • Flashing is the metal that seals the roof where it meets a wall, a chimney or a vent. InterNACHI, the home inspectors' association, notes it is used in the parts of a roof most likely to leak.
  • Vents are cheap to repair on their own. Fixr prices a damaged vent boot, the rubber collar around a plumbing pipe, at $100 to $600 when it is the source of a leak.
  • Decking is the wood under the shingles. It is priced by how much has to come out, and the damage is usually found only after the shingles above it are lifted.
  • Fascia and soffit are the boards along the roof's edge and under its overhang. The ranges are wide, so ask how many feet of board an estimate replaces.
  • A sagging roof is a structural problem, not a covering problem. The three sources disagree widely on the price, so ask the roofer to name the cause in writing before you compare estimates.

The same repair costs more on some roofs than others. HomeAdvisor gives an average repair cost for each material:

Repairs by area

When a repair covers a patch of roof rather than one part, it is priced by the area. HomeAdvisor gives these ranges:

Fixr puts repairs at $3.50 to $11 per square foot. A roofing square is 100 square feet, so a repair that covers several squares is starting to cost a meaningful share of a new roof. Our guide to roof replacement cost shows how to measure your roof in squares.

Minimum service charges

A roofer who drives out, sets up ladders and climbs onto the roof has costs before the first shingle comes off, so very small repairs rarely cost less than a set minimum. None of the national cost guides publishes a single minimum fee, but their floors are close together: HomeAdvisor's lowest reported repair is $150, Fixr's lowest roof leak repair is $100, and Fixr and This Old House both start minor repairs at $150.

Housecall Pro, which makes software for home service businesses, advises roofers to set a minimum charge from what it costs to get a crew to the job and to set up and take down. Ask about the minimum before the visit. If you have more than one small problem, have them all looked at in the same visit, so you pay the minimum once.

How roofing labor costs differ by state

A repair is mostly labor, so where roofers earn more, repairs usually cost more. Across the United States the median roofer earned $26.65 an hour in May 2025, according to the Bureau of Labor Statistics; in the table below, the states at the top pay a third or more above that and those at the bottom about a fifth below. A wage is not a repair price: materials, the trip, insurance and the contractor's overhead come on top.

What moves the price

  • What failed. A vent or a few shingles is a short job. Framing, decking and fascia are carpentry, and they cost more.
  • How much of the roof is affected. Price climbs with the area, as the table above shows.
  • The material. HomeAdvisor's averages run from $400 for flat roofs to $1,800 for slate. Slate, tile and metal need different skills and parts that cost more.
  • Hidden damage. Water that got past the shingles may have soaked the deck or the framing. That work is found once the roof is opened, so ask for a written price per sheet of decking before the job starts.
  • Steepness and access. Fixr lists roof pitch and complexity among its cost factors. A steep roof needs more safety gear and time.
  • Emergency work. Fixr puts the extra charge for emergency service at $100 to $300.
  • Permits. Fixr gives permit costs of $70 to $250 and This Old House $75 to $250, when your local building department requires one for the repair.
  • Labor. Fixr puts roofers' labor at $50 to $120 an hour.

When a repair stops making sense

A repair is money well spent on a roof that is otherwise sound. It stops being good value when the repairs keep coming, when damage shows across several slopes, when the deck is soft, or when the roof is near the end of its expected life. Fixr compares an average repair with an average replacement of about $10,000. If a single repair estimate is already several thousand dollars, or the repairs of the last few years add up toward that figure, ask for a replacement price alongside the repair price.

What a clear repair estimate includes

  • What the roofer found, with photos, and what caused it.
  • The repair itself: which parts are replaced, by name, and how much area it covers.
  • A price per sheet for any decking found rotted once the roof is opened.
  • Whether the repair includes finding the leak, if there is one, and a return visit if the leak continues.
  • Any permit and who pulls it.
  • The contractor's warranty on the repair, in writing.

Frequently asked questions

What is the cheapest roof repair?

Vent repairs and a few replaced shingles are usually the smallest jobs. Fixr and This Old House both put vent repairs at $75 to $250, and HomeAdvisor says replacing broken shingles may cost as little as $150. A minimum service charge often sets the real floor.

Why does my leak repair cost more than the part?

Does a repair on a metal or slate roof cost more?

Usually. HomeAdvisor's average repair is $1,700 on metal and $1,800 on slate, against $975 on asphalt shingles.

How much does a roof inspection cost?

Fixr puts an average roof inspection at $430, and This Old House gives a range of $100 to $600. Ask whether the price is credited against the repair if you go ahead.

Will insurance pay for my roof repair?

Only if a covered event caused the damage. Triple-I says homeowners policies typically cover roof damage from a covered peril such as wind, hail or a falling tree, and it treats water seepage as a maintenance issue rather than a claim. Your policy decides.
