What a new roof costs in Florida

Nationally, an asphalt shingle roof costs $4 to $11 a square foot installed (see our roof replacement cost guide). Labor is about 40% to 60% of a roofing job, and a roofer's median wage in Florida is 14% below the national median, so we scale the labor part of that range by the state's wage. That gives about $3.66 to $10.38 a square foot in Florida.

For a 2,000 square foot footprint at a medium pitch, about 2,236 square feet of roof, that comes to $8,200 to $23,200. It is an estimate from national prices and state wages, not a survey of Florida jobs: materials, tear-off, permits and your roof's shape move the real price. A wage is not a price: an estimate also carries materials, tear-off, disposal, permits, insurance and the contractor's overhead. But where roofers earn more, labor-heavy work such as tear-off and steep or complex roofs usually costs more too.

The building code for roofs in Florida

Roofing contractor licensing in Florida

Florida requires contractors, including roofing contractors, to be certified or registered with the Department of Business and Professional Regulation. Free inspections and grants for a stronger roof

The state's My Safe Florida Home program offers free wind-mitigation inspections. If the inspection recommends upgrades and the home qualifies, grants of up to $10,000 can go toward work such as stronger roof-deck attachment, roof-to-wall connections, and a secondary water barrier. Roof age and your homeowners policy

A Florida insurer may not refuse to issue or renew a homeowners policy only because the roof is under 15 years old. For a roof 15 years or older, the insurer must let you get an inspection, at your own cost, before it can require a replacement to issue or renew the policy. Source: The Florida Legislature.

What a reroof must include

On a site-built single-family home, a Florida roof replacement must include a secondary water barrier and strengthened or corrected roof-deck attachments and fasteners. In the wind-borne debris region, homes insured or valued at $300,000 or more also need roof-to-wall connection work, which the law limits to what can be done for about 15 percent of the reroof cost. Storm-contract cancellation and deductible rules

If a roof repair or replacement contract is signed within 180 days of a Governor-declared state of emergency covering the home's area, the homeowner can cancel it without penalty within 10 days or by the official start date, whichever comes first. State law also bars contractors from offering gifts, cash, or a waived insurance deductible in exchange for a roof inspection or an insurance claim. Source: The Florida Legislature.
