A house’s square footage is its living space, not its roof. Here is what a new roof costs for common house sizes, one story or two, and how to turn your house size into roof size.

What a new asphalt shingle roof costs, by house size

Installed cost for asphalt shingles, the most common roof, at a medium pitch (6 in 12), with no decking replaced. The footprint is the living area divided by the number of stories.

House size is not roof size

A listing's square footage counts the living space on every floor. A roof covers only the footprint, the ground the house sits on, and it is bigger than that footprint for two reasons.

  • Stories. A two-story house of 2,000 square feet stands on about 1,000 square feet of ground, so its roof is about half the size of a one-story house with the same living space.
  • Pitch and overhangs. A sloped roof has more surface than the ground it covers: at a medium 6 in 12 pitch, about 12% more. Overhangs past the walls, an attached garage and a covered porch add more still.

How we got these numbers

This page uses the method in our roof replacement cost guide. It multiplies the footprint by the pitch factor to get the area of the roof itself, then multiplies that area by the installed price range for the material.

The pitch factors are geometry, calculated for this page: the square root of one plus the pitch squared. They assume every plane of the roof has the same pitch; dormers, valleys and mixed pitches add surface.

The footprint is the living area divided by the number of stories, our own simplification: it leaves out garages, porches and overhangs, which make a real roof bigger. Totals are rounded to the nearest $100. The ranges are national; your roofer's price depends on your roof, your area and the season.
